Flood Risk Sequential Testing

If you are proposing residential or commercial development in Flood Zones 2 and 3 you may be required by the Local Planning Authority and the Environment Agency to demonstrate the risks posed by flooding. This is often assessed by the National Planning Policy Framework which can require compliance with a sequential and exception test. Essentially this is looking to establish whether or not other sites for the proposed development which are at a lower risk of flooding exist. If this is not properly demonstrated it can result in the refusal of a planning application.
